Compare three offers by what the seller actually nets
Practice: Asking for a format you can use. About 5 minutes.
About this exercise
Your seller has three offers. Write exactly 3 numbered lines, sorted by net to seller (highest first), each in the form "Buyer: $price - $credit = $net; financing; close date", using the counteroffer terms where one exists. Give no recommendation, since the seller decides. Under 80 words, plain text. Write a prompt that gets you exactly that.
Common mistakes when you ask AI for this
- No fixed shape. The AI builds a pros-and-cons write-up for each offer. Try: Be exact: "Exactly 3 numbered lines: Buyer: $price - $credit = $net; financing; close date."
- Trusting the AI to count words. AI is bad at counting. Ask for "under 80 words" and it often lands well over. Try: Cap each part instead: "each line under 20 words."
- Using the original terms. Hollis's first offer appears before the update, and the AI may use it. Try: Add: "Use Hollis's countered terms: $514,000 with a $3,000 credit."
- Sorting by price. The AI sorts by sale price, which puts the $520,000 offer first even though it nets less. Try: Add: "Sort by net to seller, highest first."
- Picking a winner. AI likes to recommend the strongest offer or flag risks. Try: Add: "No recommendation. Just lay them out."
What a strong prompt includes
- Uses the counteroffer
- Sorts by net
- Shows the math
- Bans a recommendation
- Sets a word limit
