Text buyers answers to their showing questions

Practice: Keeping the AI to your sources. About 5 minutes.

About this exercise

Your buyers texted two questions after a showing. Reply by text in under 60 words, plain text, with no greeting or sign-off: answer the HOA question first with the current fee, then the roof question, then the offer deadline. Use only the listing agent's answers and add no pressure lines like "won't last" or "act fast." Write a prompt that gets you exactly that.

Common mistakes when you ask AI for this

  • Trusting the AI to count words. AI is bad at counting. Ask for "under 60 words" and it often lands well over. Try: Cap each part instead: "3 sentences, each under 18 words."
  • Using only the first number. The AI gives $285 and drops the Jan 1 increase that changes their monthly cost. Try: Add: "HOA: $285 now, $310 from Jan 1, and what it covers."
  • Skipping the deadline. The AI answers the two questions but forgets the offer review time. Try: Add: "End with: offers reviewed Sunday at 5 PM."
  • Adding pressure. AI-written real estate texts love "this one won't last!" Your buyers don't like being rushed. Try: Add: "No pressure lines. Don't mention the other offer."
  • Ignoring where it will be pasted. AI loves bold and headings, which show up as stray ** and # symbols in a text message. Try: Name the place and the format: "For a text message. Plain text, no bold or headings."

What a strong prompt includes

  • Answers HOA first
  • Mentions the fee increase
  • Bans pressure
  • Gives the deadline
  • Sets a word limit
