Write MLS listing remarks that describe the home, not the buyer

Practice: Setting limits and rules. About 5 minutes.

About this exercise

You're writing the public remarks for a new MLS listing. Keep it under 60 words, plain text, no all-caps words or exclamation points. Lead with the renovated kitchen, use the square footage from the appraisal, and describe only the property, never who should live there (no "perfect for families" or similar). Write a prompt that gets you exactly that.

Common mistakes when you ask AI for this

  • Trusting the AI to count words. AI is bad at counting. Ask for "under 60 words" and it often lands well over. Try: Cap each part instead: "4 sentences, each under 14 words."
  • Keeping the seller's order. The AI opens with price and bedrooms, and the kitchen gets lost in the middle. Try: Add: "First sentence: the 2025 kitchen."
  • Using the old square footage. The county number comes first and the AI may use it. Try: Add: "Use the appraisal's 1,840 square feet."
  • Describing the buyer. The AI repeats "perfect for a young family" and the church, which describe people, not the home. Try: Add: "Describe only the property. No families, kids, or places of worship. No caps or exclamation points."
  • Ignoring where it will be pasted. AI loves bold and headings, which show up as stray ** and # symbols in the MLS remarks field. Try: Name the place and the format: "For the MLS remarks field. Plain text, no bold or headings."

What a strong prompt includes

  • Leads with the kitchen
  • Uses the appraisal number
  • Describes the home, not the buyer
  • Bans caps and exclamation points
  • Sets a word limit
