Explain a low appraisal to first-time buyers in plain words

Practice: Saying who it's for. About 5 minutes.

About this exercise

Your first-time buyers' appraisal came in under the price. Text them under 90 words, plain text: the first sentence gives both numbers and the gap, then explain in one sentence what the gap means for them, then list their 3 options from the contract as numbered lines, and end with when you'll call. No jargon ('LTV', 'contingency', 'comps') and no recommendation by text. Write a prompt that gets that text.

Common mistakes when you ask AI for this

  • Trusting the AI to count words. AI is bad at counting. Ask for "under 90 words" and it often lands well over. Try: Cap each part: "2 sentences under 20 words, 3 options under 12 words each, then the call line."
  • Softening the numbers. AI opens with reassurance and hides the gap amount. Try: Say it: "Sentence 1: appraisal $396,000 vs price $410,000, a $14,000 gap."
  • Vague options. The AI says "we have options" without listing them or the Nov 20 deadline. Try: Add: "List the 3 options as numbered lines, with Nov 20 for canceling."
  • Advising by text with jargon. AI shares your hunch about the sellers and uses LTV and contingency. Try: Add: "No recommendation; end with our 7 pm call. No LTV, contingency or comps."
  • Forgetting where it gets pasted. AI adds bold and headings by default, which show up as ** and # clutter in a text message. Try: Add: "Plain text, no bold, no headings."

What a strong prompt includes

  • Sets a word limit
  • Leads with the numbers
  • Lists the options
  • Holds back advice
  • Bans jargon
