Walk first-time buyers through their inspection week

Practice: Saying who it's for. About 5 minutes.

About this exercise

Your first-time buyers had their offer accepted and are nervous about what happens next. Explain the inspection period in exactly 4 numbered steps with the actual dates, each under 20 words, in plain words with no real-estate jargon ('contingency', 'due diligence', 'escrow', 'addendum'). Use only the dates in your notes, and end the list with the decision they must make and its deadline. Write a prompt that gets that.

Common mistakes when you ask AI for this

  • Not setting the shape. The AI writes a long guide with headings and general advice for first-time buyers. Try: Set it: "Exactly 4 numbered steps with dates."
  • Using a moved date. The radon test was rebooked. The AI may keep the original Nov 5 date. Try: Say it: "Radon test is Saturday, Nov 8."
  • Burying the deadline. The AI mentions the Nov 13 deadline in passing, when it's the one thing they can't miss. Try: Add: "Last step: decide by Thursday, Nov 13 at 5 pm."
  • Explaining with jargon. AI explains this with "inspection contingency" and "due diligence", which first-time buyers don't know. Try: Ban them: "No contingency, due diligence, escrow or addendum."
  • Forgetting where it gets pasted. AI adds bold and headings by default, which show up as ** and # clutter in a text to your clients. Try: Add: "Plain text, no bold, no headings."

What a strong prompt includes

  • Sets the number of steps
  • Uses the right dates
  • Ends with the deadline
  • Bans jargon
  • Asks for plain text
