Work out your net commission on three closings
Practice: Giving the right context. About 5 minutes.
About this exercise
You want your net from October's three closings. Your split is 70% to you, 30% to the brokerage, and a $395 transaction fee per closing comes out of your share. Commission is figured on the final sale price. Write exactly 3 numbered lines, each showing price x rate x 70% − $395, then one unnumbered last line: Total net: $X. Plain text, under 90 words.
Common mistakes when you ask AI for this
- Not giving your split. The AI reports gross commission, or borrows the teammate's 80/20. Try: Add: "My split is 70%, then subtract a $395 fee per closing."
- Using the list price. The AI figures Lake Shore on $350,000. Try: Add: "Use the final sale price."
- Not asking to see the work. A bare total is hard to reconcile with the brokerage statement. Try: Add a line to copy: "1. 14 Pine Ridge: $400,000 x 2.5% = $10,000 x 70% = $7,000 − $395 = $6,605"
- Trusting the AI to count words. AI is bad at counting. Ask for a total word limit and it often lands over it. Try: Cap each line: "each line under 22 words."
- Forgetting where it goes. AI loves markdown tables and bold, which show up as clutter in a text to your accountant. Try: Add: "Plain text, no bold, headings or tables."
What a strong prompt includes

- Mentions the fee
- Uses final price
