Compare condos' monthly cost including a special assessment
Practice: Giving the right context. About 5 minutes.
About this exercise
Your buyer wants each condo's monthly cost: mortgage estimate + HOA + yearly taxes ÷ 12. Building B's board approved a $6,000 special assessment, spread over 24 months (the listing doesn't mention it). Write exactly 3 numbered lines, one per condo, each showing that math, then one unnumbered last line: Lowest monthly: [condo]. Plain text, under 80 words.
Common mistakes when you ask AI for this
- Not mentioning the assessment. The listing hides it, so Condo B looks cheapest. Try: Add: "B has a $6,000 assessment over 24 months: +$250/mo."
- Mixing yearly and monthly. The AI adds yearly taxes straight into a monthly total. Try: Add: "Divide yearly taxes by 12."
- Not asking to see the work. Your buyer will want to check every piece. Try: Add a line to copy: "1. A: 1,800 + 350 + 400 = $2,550"
- Trusting the AI to count words. AI is bad at counting. Ask for a total word limit and it often lands over it. Try: Cap each line: "each line under 14 words."
- Forgetting where it goes. AI loves markdown tables and bold, which show up as clutter in a text to buyers. Try: Add: "Plain text, no bold, headings or tables."
What a strong prompt includes
