Calculate total price reduction from the true original list

Practice: Giving the right context. About 5 minutes.

About this exercise

Sellers want to know how much they've cut the price. Measure from the first list price in April, not the August relist (the MLS resets "original price" on a relist). Write exactly 3 numbered lines: 1) true original list price and date, 2) current price, 3) reduction = original − current = $X ÷ original = Y%. Plain text, under 50 words.

Common mistakes when you ask AI for this

  • Trusting the MLS field. The AI uses the relist price as the original, so the cut looks like 2%. Try: Add: "Original = the Apr 3 price, not the MLS field."
  • Not asking to see the work. Sellers will want to see the math. Try: Add a line to copy: "3. Reduction: $525,000 − $489,000 = $36,000 ÷ $525,000 = 7%"
  • Getting pricing advice. The AI adds comps and strategy instead of the answer. Try: Add: "Only the 3 lines."
  • Trusting the AI to count words. AI is bad at counting. Ask for a total word limit and it often lands over it. Try: Cap each line: "each line under 14 words."
  • Forgetting where it goes. AI loves markdown tables and bold, which show up as clutter in a text to sellers. Try: Add: "Plain text, no bold, headings or tables."

What a strong prompt includes

  • Names the true original
  • Asks to show the math
  • Asks for a percent
  • Sets a word limit
  • Asks for plain text
