Check a listing description against the seller's disclosures

Practice: Catching mistakes and made-up facts. About 5 minutes.

About this exercise

Your assistant drafted a listing description, and you need to check its claims against the seller disclosure and inspection summary before it goes live. You want one numbered line per claim, under 60 words total, labeled Matches, Wrong, or Not in documents, with the documents' version after any Wrong label. Use only the two documents, plain text, nothing else.

Common mistakes when you ask AI for this

  • Trusting the draft. Listing copy sounds confident, and the AI won't compare it to the documents unless asked. Try: Say: "Check each claim against the disclosure and inspection only."
  • Calling unknowns wrong. The school distance isn't in the documents, so it needs checking, not a 'wrong' label. Try: Add: "If the documents don't cover it, label it Not in documents."
  • Getting new copy. The AI rewrites the listing instead of flagging problems. Try: Say: "Label only, no rewrite."
  • Trusting the AI to count words. AI is bad at counting. Ask for a total word limit and it often lands 10-20% over. Try: Cap each line: "each line under 12 words."
  • Getting markdown back. AI defaults to bold labels and headings, which show up as stray symbols in your listing notes. Try: Ask for "plain text, no bold, no headings."

What a strong prompt includes
