Answer a buyer's HOA questions from the bylaws

Practice: Keeping the AI to your sources. About 5 minutes.

About this exercise

Your buyer is considering a townhome and asked 4 questions about the HOA rules. You want one numbered line per question, under 50 words total, each starting Yes, No, or Bylaws don't say, then the section in parentheses where one applies. Apply the 2026 amendment, use only the HOA documents, plain text, nothing else.

Common mistakes when you ask AI for this

  • Missing the amendment. The original 6-month rule is right there, and the AI may answer from it. Try: Say: "Apply the March 2026 amendment."
  • Dropping the condition. The AI says 'yes' to the fence and forgets the approval it needs. Try: Add: "If approval is required, say so."
  • Guessing on solar. The AI may answer from general HOA knowledge or state laws, not these bylaws. Try: Say: "If the bylaws don't cover it, write Bylaws don't say."
  • Trusting the AI to count words. AI is bad at counting. Ask for a total word limit and it often lands 10-20% over. Try: Cap each line: "each line under 10 words."
  • Getting markdown back. AI defaults to bold labels and headings, which show up as stray symbols in a text to your buyer. Try: Ask for "plain text, no bold, no headings."

What a strong prompt includes

  • Applies the amendment
  • Says what to do when it's silent
  • Asks for sections
  • Sets a length limit
  • Asks for plain text
