Compare three listings on price per square foot

Practice: Catching mistakes and made-up facts. About 5 minutes.

About this exercise

Your buyer clients want to compare 3 homes on price per square foot. You want exactly 3 numbered lines, one per home, each showing the math (like "$400,000 / 2,000 = $200 per sq ft"), then a final line "Lowest:". Use the current list price and the measured square footage from the notes, plain text, nothing else.

Common mistakes when you ask AI for this

  • Using the old price. The original list price comes first, and the AI may miss the reduction. Try: Say: "Use the current list price."
  • Using the listing's square footage. "Approx. 1,700" is in the listing, but the measured number is lower. Try: Add: "Use measured square footage, not listing estimates."
  • Adding opinions. The AI weighs the yard and roof, which isn't what your clients asked. Try: Say: "Output only the 3 lines and Lowest."
  • Not saying how many. The AI decides the length itself and usually returns more lines, one per home than you can use. Try: Be exact: "exactly 3 numbered lines, one per home."
  • Getting markdown back. AI defaults to bold labels and headings, which show up as stray symbols in a text to your clients. Try: Ask for "plain text, no bold, no headings."
