- For Real estate agents
- You practice Catching mistakes and made-up facts
- Time about 5 minutes
About this exercise
You're pricing a 1,800 sq ft home in Maple Heights and only want comps from Maple Heights itself. Write exactly 5 numbered lines: one per Maple Heights comp showing sold price / square feet = price per sq ft, then a line starting Estimate: showing the average price per sq ft x 1,800. Plain text, under 100 words.
Common mistakes when you ask AI for this
- Not saying which comps count. The AI averages all 5, including Riverside, and lands near the seller's hope. Try: Add: "Only Maple Heights comps."
- No math shown. You can't defend a number at the listing appointment without the math. Try: Show it: "12 Ash: 450,000 / 1,500 = $300."
- Estimate with no working. The AI states a value without the average and the multiply. Try: Add: "Estimate: average per sq ft x 1,800 = $X."
- Long or formatted output. AI adds pricing strategy in bold. Try: Add: "Only the 5 lines, plain text."
What a strong prompt includes
- Limits the comps
- Asks for price per sq ft
- Asks to show the math
- Asks for an estimate line
- Asks for plain text
