Turn a sold-listings table into three insights with the math
- For Real estate agents
- You practice Catching mistakes and made-up facts
- Time about 5 minutes
About this exercise
You're preparing talking points for a seller in Maple Heights. Write exactly 3 numbered lines, each showing its math first and a short takeaway after: 1) average days on market for sold homes, 2) how many sold at or above list price, 3) average days on market for homes listed at $500k or more vs. under $500k. Count only homes that sold. Plain text, under 130 words.
Common mistakes when you ask AI for this
- Counting the withdrawn listing. The AI averages all 7 rows and gets about 35 days, matching the newsletter but not the sales. Try: Add: "Count only homes that sold."
- Insights without math. The AI says "homes sell quickly" with no numbers you can defend in front of a seller. Try: Show the shape: "1. (12 + 41 + ...) / 6 = 25 days - takeaway".
- Leaving out at-list sales. The AI counts only homes that sold above list and misses 230 Fir. Try: Add: "At or above list price."
- Picking its own insights. The AI writes 5 or 6 general observations instead of the 3 you need. Try: Name the 3 insights and say "exactly 3 numbered lines."
- Getting markdown back. AI bolds numbers and adds headings. Try: Ask for "plain text, no bold."
What a strong prompt includes
- Excludes the withdrawn home
- Asks to show the math
- Names the 3 insights
- Sets the shape
