Tell your buyers what the sellers countered, term by term

Practice: Asking for a format you can use. About 5 minutes.

About this exercise

Your buyers texted asking if the sellers responded. Reply under 80 words, plain text: the first line says the sellers countered and when it expires, then exactly 3 numbered lines labeled Price, Closing and Repairs comparing your offer to their counter, then one question asking how they want to respond. No advice on what to do. Write a prompt that gets that reply.

Common mistakes when you ask AI for this

  • Not setting the shape. The AI writes a long text that mixes the terms together. Try: Show it: "Exactly 3 numbered lines: 1. Price: $442,000 offered, $455,000 countered."
  • Trusting the AI to count words. AI is bad at counting. Ask for "under 80 words" and it often lands well over. Try: Cap each part: "Each line under 14 words."
  • Burying the deadline. The AI saves the Friday 5 pm expiration for the end, or skips it. Try: Say it: "First line: they countered; it expires Friday 5:00 pm."
  • Giving advice by text. Your notes include your suggested number. The AI may share it, before you've talked. Try: Add: "End with a question about how they want to respond. No advice, no numbers of mine."
  • Forgetting where it gets pasted. AI adds bold and headings by default, which show up as ** and # clutter in a text message. Try: Add: "Plain text, no bold, no headings."

What a strong prompt includes

  • Leads with the deadline
  • Gives the labels
  • Uses the final terms
  • Holds back advice
  • Asks for plain text
