Turn an inspection report into the buyer's repair request
Practice: Keeping the AI to your sources. About 5 minutes.
About this exercise
Your buyers chose which inspection items to ask the seller to fix. Write exactly 4 numbered repair requests for the listing agent, each with the inspector's report page in the form "(p. N)" and under 15 words. Include only the items your buyers picked, use the inspector's corrected finding, and leave out cosmetic items. Plain text, under 80 words. Write a prompt that gets you exactly that.
Common mistakes when you ask AI for this
- No fixed shape. The AI summarizes the whole report by section with headings. Try: Be exact: "Exactly 4 numbered requests, each with (p. N)."
- Trusting the AI to count words. AI is bad at counting. Ask for "under 80 words" and it often lands well over. Try: Cap each part instead: "each request under 13 words."
- Listing every finding. The AI includes the roof and water heater because they're in the report. Try: Add: "Only the 4 items my buyers picked."
- Missing the addendum. The report says kitchen; the correction comes later, and the AI keeps the first. Try: Add: "The leak is at the bathroom sink (per the Nov 3 addendum)."
- Dropping page references. Without page numbers, the listing agent has to hunt through the report. Try: Add: "End each line with (p. N)."
What a strong prompt includes
- Sets the number of requests
- Includes only buyer picks
- Uses the addendum
- Asks for page numbers
- Sets a word limit
