Summarize a retail lease's key terms for a small business tenant
Practice: Keeping the AI to your sources. About 5 minutes.
About this exercise
A bakery owner is about to sign a retail lease and wants the key terms on one screen. Write exactly 5 lines labeled "Rent:", "Term:", "Increases:", "Repairs:" and "Early exit:", in that order, each under 15 words, plain text. Use the amendment where it changes the lease, and only summarize what's written; don't give legal opinions or say whether it's a good deal. Write a prompt that gets you exactly that.
Common mistakes when you ask AI for this
- Not giving the AI the labels. The AI makes its own sections, often with bullets and bold headings. Try: Show the shape: "Exactly 5 lines starting Rent:, Term:, Increases:, Repairs:, Early exit:. No bullets."
- Trusting the AI to count words. AI is bad at counting. Ask for "under 80 words" and it often lands well over. Try: Cap each part instead: "each line under 15 words."
- Missing the amendment. The lease says 3% and the AI may stop reading before the amendment. Try: Add: "Use Amendment No. 1 where it changes the lease."
- Adding opinions. The AI adds "this is a fairly standard lease" or "consider negotiating". Try: Add: "Summarize only. No opinions or advice."
What a strong prompt includes
- Shows the 5 labels
- Uses the amendment
- Rules out opinions
- Caps each line
- Asks for plain text
